Main Street Lot Development -
Request for Proposal

The Tioga Area Economic Development Corporation (TAEDC) is requesting proposals for architectural services to develop a conceptual design for seven contiguous Main Street lots owned by TAEDC in Tioga, North Dakota. The site consists of approximately 36,000 square feet and represents a key opportunity for future downtown development. 

TAEDC is seeking a firm with experience in small-city downtown redevelopment, mixed-use development concepts, and strategies that support long-term economic growth. The selected firm will help create a vision for the site that strengthens Main Street, enhances community character, and supports future private investment.

Scope of Services

 

Site & Context Analysis

The selected firm will review the project site and its surrounding downtown context, including property boundaries, existing conditions, and nearby land uses. Consideration should also be given to infrastructure, utilities, access, and other factors that may influence future development.
 
Conceptual Master Plan
Develop a unified conceptual redevelopment plan for the seven contiguous lots. The plan should illustrate potential building footprints, site circulation, and a general parking strategy while demonstrating how the site can function as a cohesive downtown development.


Architectural Concept Design
Provide a minimum of two distinct architectural concepts. Concepts should include preliminary floor plans, building massing, and design approaches that integrate with the surrounding streetscape and enhance the character of Tioga’s Main Street.

 

Visualizations
Prepare high-quality visual materials that help communicate the proposed concepts. This should include 3D renderings, street-level perspectives, and an aerial or site-level perspective.

 

Cost & Feasibility Input
Provide a preliminary opinion of probable construction costs along with general feedback regarding development feasibility or potential phasing considerations.
